However, because lab space in the GTA is in such high demand, in some cases our clients sometimes ask that we market opportunities directly to potential sub-tenants only – and on a confidential “need to know” basis. The reason for this is simple: Lab Occupiers know that publicly marketing excess lab space will result in getting knocks on the door, direct calls and regular business interruptions. Accordingly, some clients ask that we request potential sub-tenants to submit company abstracts and descriptions of their research along with the lab equipment they require to our team for presentation. If the sub-landlord thinks there may be a fit our team will be directed to set up a meeting with the prospective sub-tenant.
